
Made My First Year In Real Estate a Huge Success!I found this book on Amazon when I was just starting out in Real Estate. I read many of the how-to books because I wanted and needed to hit the ground running in my new career. This book, by far, was the most information-packed and practical guide to starting a real estate business. (By the way, another excellent book is "How to Become a Power Agent in Real Estate" by Darryl Davis).
I am an attorney and before starting my real estate career, I had my own law practice; and before that, I had my own computer consulting company-both successful ventures. I approached real estate from a businessperson's perspective and this book definitely speaks to the serious businessperson. There are so many books and articles telling new agents where to spend their time and money that by the time the agent figures out what works and what doesn't, they have spent their entire budget and an entire year, and have not made enough money to move on. That's why 70% of new agents drop out of the field by the end of their second year.
This book helps agents, new and seasoned, stay focused on the bottom line. Moreover, it answered the most important question for me--If I need to generate $80,000 in income per year (salary, not gross commissions), what activities do I need to do and how much will it cost me?
So many of the other books and articles claimed to have the winning formula by telling you that you must knock on 50 doors per week and make 50 cold calls per week to generate business. Their theory is that it must be painful if you are to be successful.
This book, however, gives you lists of ideas and says if you do "x" number of activities from this list, you can expect to receive "x" number of transactions per year. YOU get to pick which activities you perform (if you don't like knocking on doors, pick another activity--it does not have to be painful for you to be successful).
The other books tell you that you must know a lot of people--friends and family--and that you MUST call and hound them in order to get business. This book, alternatively, says that if you do not know a lot of people (if you are new to an area) or if you don't want to call your friends and family and beg for business, you don't have to. It gives you the formulas so that you can determine how much marketing you have to do with the "people I haven't met yet" group to generate the same results as you would have with your "friends and family" group.
Using this book as a business modeling guide, I closed just under $3 million in volume in my first year; and just over $7 million my second year. By my 3rd year in real estate, I had already broke through the $6 million volume cap that many seasoned agents hit as a glass ceiling and cannot move beyond. My manager with my first real estate company (Long & Foster) was hostile to my business model because she didn't understand it and because I was taking control of my own career. She wanted me to follow her formula and she wanted me completely dependent on her for my success (even though she never provided me with leads!)
Then Keller Williams came to Maryland! (Gary Keller, the author, founded Keller Williams to empower real estate agents to run their own successful businesses). I joined Keller Williams and now I am surrounded by agents and brokers who realize that the business is mine and that the broker's role is to support my success. They do not believe, like so many other companies, that the agent's role is to make the broker rich. This is obvious by the fact that they offer one of the highest commission splits in the industry, without charging a monthly "desk fee," and they share the profits with their agents! And their entire culture is based on the "Millionaire Real Estate Agent" business models.
If you are serious about approaching real estate as a business, you must read this book.
The Real Deal, Can't Recommend Highly EnoughAfter reading this book three times through I'm struck with one overriding sense, "OK, this guy gets it". Can one book successfully sum up what's needed for a successful real estate career.....yes.
I've been a real estate broker for 11 years and I've been to and heard just about every major "real estate trainer" out there: Wickman, Buffini, Stumpf, Kennedy, Ferry, Knox, Droz, DeLuca, etc. What they all offer are specifics of how they were successful realtors in their time. Which is really helpful, but what sets this book apart is that Keller looks at the challenge of treating your real estate sales career like a business. There is real wisdom here, not just about having a "successful" real estate career, but life balance, and personal fulfillment through our real estate business.
I know a number of other agents who have read this book and one thing I've heard a few times is "I wish something like this was around when I got into the business", which are exactly my thoughts. Keller has kind of a tough love approach to spelling out exactly what is involved in true mastery as a realtor producing at a very high level. Another thing I find interesting is that this book could be about any industry, any career. The disciplines and business concepts he describes are universal.
Keller starts with the open questions of essentially "what would it take for an agent to succeed at a really high level, and let's use a million dollars as a kind of random goal." He then builds with 1) finding the motivation within to climb this mountain, 2) How to earn a million, 3) how to net a million, 4) how to receive a million in passive income (a true business owner), and finally 5) how to put it all together with the key of focus driving your business.
Keller has a direct common sense outlook and writing style which I found refreshing.
This book applies to the new agent as well as a realtor who is already producing at a high level.
A business guide only!If your looking for a book to teach you how to become a Real Estate agent, prospecting, scripts that work etc., then this is not the book for you. This book gives a model to follow, a business plan on how to run your real estate career as a business. It stresses how to think, what to think and how to stay structured as your
business grows. There are no real practical ways shown on how to get business or any sample letters or practical advice that is proven, it just states that it is a numbers game, and you have to stay focussed and go for it. I was dissapointed in this book. The reviews I read about it were misleading. They stated that this is the only book you would ever need and it is the complete authority on becoming a real estate agent. It is not, as I stated it is just a business model not a teaching tool.
Excellent, Applicable, ReadableIll keep this short cause I see my opinion is shared by many other reviewers, but I found this book to be both inspiring and applicable, and much better than other real estate books Ive read, whether you are a seasoned realtor or a rookie. Heres why:
1. Unlike other real estate books Ive read, its not full of fly by night "creative" ideas that may or may not work. Ive read several books that want to spend all there time talking about everything from FSBO's to borderline deceptive approaches. This book gives you more of ground up approach and encourages the reader to discover his own techniques for producing listings.
2. Most real estate books Ive read are either too broad, or too specific. This book blends the two nicely, giving solid principles to form your practices on, and good ideas to sharpen your techniques, suggesting PRACTICAL ways of determining which methods work for you. Furthermore, it is NOT based SOLELY on what worked for the author, the information is based on empirical data gathered from the most successful realtors in the country. Very scientific approach.
3. This book goes beyond how to close the deal with John Customer and talks about how to build a business from the ground up, and what to do on the way there.
4. Finally, it gives dozens of histories of successful realtors which are fun and interesting to read.
I highly recommend this book to anyone in the real estate sales field. Good read, inspiring, interesting, and practical.
Lots of sizzle with no meatI am really confused by all the great reviews. I am sure that most are Keller Williams agents. There is really nothing here. There are not any scripts, dialogues, systems, checklists or anything else that resembles a process or system that can be followed. There is a whole lot of hype and rah rah here if that is what you are looking for. As someone that has been a very successful agent selling in excess of 100 homes a year for years. It is clear that this book is full of theory. It is the writers theory of success not what really works. It is at best a view from what an agent does when they reach the pinnacle of sales in the real estate profession. It is not what they do, think, implement, study, perfect as they climb the mountain to success. This is not a book for new agents. In fact it is not a book for most agents. There are few people that can really pull off what Keller is theorizing here. Most agents are going to spend boat loads of money to fail miserable at following the book. I have seen too many agents follow this book with out the fundamental skills they need in the business like, time management, sales skills, prospecting. lead follow up, presentation skills and qualifying skills all are missing in the book. "Millionaire agents" have to be good at those first or they won't be Millionaire Agents. These agents who follow the book then blow out the door of the office when they could have made it in the business.
Keller wants people to advertise and promote themselves especially because he wants his agents to spend money to promote Keller Williams. Everytime an agent runs an ad they are also promoting their broker and company. The more agents he gets to spend advertising dollars that are Keller Williams agents the more exposure he creates for his company. Every brand has does this "revolutionary" technique for the last 50 years yet because it's Gary Keller it's now new and orginal come on please.
I think there are much better books out there for being successful in the business that has far more meat. Frank Cook's 21 things my broker comes to mind. Another new one that is out that is really excellent for any agent either new or experienced is Dirk Zeller's Success as a Real Estate Agent for Dummies. It is far beyond a Dummies series book.
This book the Millionaire Agent is not the second coming of the Bible as too many people are suggesting.
Good if you already know what you're doing... bad if you're starting out...Basically, this book will help you if you are already reasonably successful. It doesn't tell you about anything you should be doing to get going, and would probably be more useful as a tool if you were in the process of opening your own office. As far as a business book, this is good... I would probably read this if I was opening my own office and use it as a framework, and to that end it's great. It will not however help you make a million if you do not already know how... (then you may ask why am I reading it.. me too) The book attempts to be motivational, but it starts to become annoying after three chapters of quotes, anecdotes and spinning stories.
The book is a rather hard read mostly because it comes off as a prospectus for a quasi-million dollar company that might be yours but never existed. I've always WANTED to read this book to the end because I do like business oriented books, but I can't finish it because it bores the crap out of me. So I've hunted and pecked stuff out of the table of contents and index and while some of it is useful some of it is just not worth even saying. The chapter on lead generation is so good... it almost could just say, "You need more leads, stupid... and advertising = leads". It won't give you any idea of what that advertising should be outside of just saying you need it, or what the advertising should say. It's completely irrelevant for someone that doesn't already have a successful operation! Arguably, you wouldn't need this book if you were successful would you?
I wanted to give this book a way-thumbs-up, but it is soft and fluffy on the inside and hype on the exterior. This book will not make you a millionaire agent unless you are already there.
Give Me A BreakI am seriously doubting the review process of this site. There is no way this book could have received so many 5 Star ratings unless Keller's family has clogged the entire system with bloated comments. There is not one objective review in the whole lot, except for the man who gave it one star and pronounced it as junk--ditto. If someone could tell me what is so enlightening about this book, I would be grateful since I think I wasted money that could have been more wisely spent. My impression of this book is that it belongs on the "Greatly Reduced" table at Barnes and Noble, and don't pay more than $1.00
OMG, this is one of the lamest books i have read!!I have bought some bad books, and never have I read a negative comment here. But this book is totally out of the way.
This book is totally junk. There is nothing new or interesting. I felt so cheated by all the 5 stars comments! All the book hype on and on is just a few things, from chapter 1 thru whatever are all abt the same things. Its keep on repeating like a broken records. I have more fun reading a Yellow Pages than this junk. Buy this book if you have serious insomnia.
Exceptional How-To ManualAs of this writing I've been a licensed agent in Northern Virginia for 2-1/2 years. Without question the information here is remarkable. As in the other reviews you've read here I repeat this is not a quick fix or a magic pill to success. You are self-employeed as a real estate agent and that means YOU must take control of your business, not your broker. The first third of the book is Tony Robbins'-esk'. It's more motivational and meant to get you excited. The last two thirds are a manual of what to do to succeed. I started my first six months as a Realtor(r) with a traditional model broker and found limited success. When changing brokers and reading this book my first full calendar year in real estate I hit the $4 million sales mark. Sticking to the models and following the path my second full year which will end Dec 31, '04 I will have closed $10 million in sales volume. I don't say this as a pat on my own back but as an example of someone that has been applying the model layed out in the book for over a year and a half now and the results it has helped me to produce.
Buy This Book, but most important READ IT and APPLY IT!
Developing a Real Estate Business: This is the Best!I have to laugh at the people who complain about this book, they are not reading the same book I am. I turn to Kellers book almost weekly. I went from no sales and no listings to 3 listings in 3 weeks since reading his book. Just his 8x8 touch technique alone was worth the price.
This book is not for everyone. If you are satisfied with your career as is then you will not go the extra effort Keller suggests. For the serious Realtor looking to go out on their own, this book is the roadmap on how to do it. My ten year plan is to develop the skills and relationships needed to go out on my own. This book will take me there with some hard and smart work.
Just the fact that Keller has such details in one book is amazing. Everyone from Michael Gerbers to Tony Robbins systems are in this book. What makes it a classic is the fact that the book can combine such a wide range of information in a clear and simple format. Thanks to Keller for writing such an inspiring book.

I've already experienced unbelievable results by using the principles taught in this book. I have made adjustments in my practice that are already producing significant results and profit after just a few short months. Have a successful business AND a life + security for the futureMy sales went from $2.7 million in 2004 to $8.5 million in 2005. Now we're heading to towards $12 in 2006. Hot dog!
But it's not about the money! It's about being the best I can be. I have more time for my friends, family, and I am out of town enjoying myself about 8 days per month. Mostly weekdays... And I have the security of knowing that I am on-track for the business to run itself while I am unavailable for vacation, semi-retirement, or if something happens to me. (!!)

Keller likens your approach to becoming a successful agent to training for your first marathon. If you had set your goals for only 10 miles, you would work long and hard and painfully to hit that mark in a few months. However, if you had set your goals more long-term to run the full 26.2 miles AND had a plan to get there, you would be breezing through that 10-mile mark with ease and grace. It would have been a foregone conclusion that you would have that 10-mile level of success.
The marathon is a great metaphor for real estate. How far can you run or walk comfortably right now? 1 mile? 3 miles? If you got up early and ran or walked and ate right and had a plan, you know that you be able to run or walk farther, faster AND you would probably be in the best shape of your life. The confidence and success you would feel would spill over to your improve your personal life.
Think of each mile as $1 million in production. $1-3 million is attainable by accident. After that, you need a plan.
Unlike the marathon, you don't have to get up and do a bunch of stuff you weren't doing before. You are going to be doing the same real estate stuff you were doing already, just a little differently. Ultimately, you get to sleep in!

The book is Incredible, and Gary's the Best!This is coming from an Agent with another company Coldwell Banker Bain. The Insights in the book are incredible, comprehensive, and a must for all agents. I highly recommend it to all new agents. I must say, it's the most comprehensive real estate agent handbook. I had read 4 others, and subscribed to 2 national programs. This book is all you need. This is coming from a guy who was voted Rookie of the year of his office for 2004, just found out Monday. My award was a surprise to me, and it was based on GCI for the year, not on transactions, from Coldwell Banker Bain West Lake Office. I think our office is either the 9th or 10th most producing office in the world for CB from 2004?
Last fall, I was going through a hard time with my real estate marketing efforts. Like every successful person, I was going through a hard time, and asked Gary for a specific question. I felt a bit of racism from people, when I was marketing to people in my neighborhood. I noticed a few direct racial comments, being from high tech and software, I was shocked to find this. I couldn't believe this was happening to me in Seattle, in 2004. I am even married to a caucasion person, and growing up in Minnesota never saw any thing like this, I couldn't believe it, but it was true.
The best part was, Gary gave me simple but profound personal advice. I asked him a question on how to overcome this unique situation. He said focus on the people that like you, and the system that he outlines in the book. We are our thoughts and that is all we see. I focused on all of the positives, and I started appreciating all of my clients, and telling them how much appreciated them. The results continued to be amazing, but I was now happier. Plus, I feel that I am a better person to put his advice in action. I couldn't believe a guy with his stature, took time for us little guys. Thanks Gary!

Glad I read it early in my real estate career!!I recommend this book to everyone, not just real estate agents, but to anyone who wants to simplify their business strategy. My first ready of the book was with in 3 days. I have spend the entire month of September 2003 studying the book and preparing my business action plan for 2004. As a new agent, less than 1 year, this book is a God sent to prepare me for my new career as a Realtor. The number crunching and budgeting task are all part of being a business owner. Operating in the "Red Light, Green Light" mode will make all of my budget items revenue based.

Motivational book to get you started.I began my career in real estate in July 2004 with a company called Keller Williams, which the author founded, therefore I was required to purchase and read this book. While my relationship with Keller Williams did not pan out past two months, I will say that this book was an excellent starting resource. For the most part, it inspired me to get out the door and prospect, discussed budgeting, some broad marketing ideas, and goal-setting. Specific marketing ideas were not discussed in detail, which is not the purpose of this book. The purpose is to inspire and discuss basic business fundamentals as a real estate agent. [If you are looking for specific ideas, I recommend going to a CRS event... it's amazing what agents from other markets will spill that local agents won't share.] Once completing this book, I was on fire and wrote a very detailed "action plan" stating exactly what I would do each day for the next 1 month and held myself accountable to this each and every day. This was updated month after month. Thanks to the focus this brought me, I closed $11.3 million my first year! At the point I was at in my real estate career, that was the "pearl" I received and utilized from The Millionaire Real Estate Agent. I know that when I pick up the book and read it again, now a few years later, something else will speak to me as I am at a different point in my career now.

Aim HighI was a Realtor for more than ten years when I read this book and am now a RE coach.Millionaire Real Estate agent brought so much clarity to what I had done right and wrong in my practice. The lead generation model is a wholistic approach to marketing and prospecting, I really love the concept marketing based and prospecting enhanced.Too many schools of thought put too much emphasis on one OVER another. A MUST READ book for anyone who wants to succeed big time!Prior to writing this book, Keller interviewed over 100 top real estate agents, then wrote about their common methods of success.
After reading and studying this excellent book, I decided to hire my first part-time assistant to help me develop a comprehensive annual marketing plan, which Keller outlines so carefully in the book. This book is about the big picture, which most real estate agents don't see. (To learn about specific marketing techniques, consult any other book.)
This book is about inspiring the reader to think at a higher level (as a millionaire producer), not just as an average agent. It certainly got me thinking at a new level. Although I don't have my license yet (will have it by Mar 06), I am putting Keller's ideas into place so I can capture my local market.
First he teaches how to "Think a Million" through Leads, Listings, and Leverage (helpers), which for most of us is a real stretch. Next he teaches how to "Earn a Million" through his 4 Fundamental Models: Economic, Lead Generation, Budget, and Organizational. (Fabulous info with great detail!)Then he teaches now to "Net a Million" through Leads, Listings, Leverage, Money, and You. Finally, he teaches how to "Receive a Million" by letting your real estate investments earn for you.
Once you are successful at a high level, the last section is about "Staying on Top."
I am so excited about implementing what he taught. Because he painted with a broad brush how I need to think and outlined what I need to do, I will supplement his very inspirational book with books and tapes that address specific issues such as direct mail, websites, advertising, calls, logos, slogans, scripts, etc.
If you want to achieve at a very high level, follow what over 100 highly successful realtors did as written in this book.
An excellent step by step plan to run a succesful real estate businessI Actually recieved this book with the online course for my state license (Californialicense.com). At first I couldn't figure out why, because it had NOTHING to do with passing the state test, but now agree that it should be REQUIRED reading for all new agents. Yes, it starts out a little dry, especially if you're new to the real estate business, but by halfway you're wondering why they don't have these step by step books for ALL businesses. It answers alot of good questions that I have yet to see even asked in other RE books. Gary Keller gives advice, motivation and real, practical examples that make your goals not only attainable, but realistic.
If you're serious about making it big in the RE business, rather than just making a living, do yourself a favor and buy this book, apply the models, and refer back to it often!!

The best book on how to succeed in real estateThis book is an excellent tool for a beginning agent or an experienced agent who wants to take his or her business to the next level. It is especially valuable in the following areas:
1. Lead Generation - the book is crystal clear about the fact that real estate is a lead generation business. The authors provide quantifiable models to generate leads that work, provided that the agent is disciplined enough to follow and stick with the program.
2. Budgeting and Marketing - Too many agents make the mistake of spending money they don't have. The authors stress the need to spend out of profits (red light, green light) and stick to your budget. The top line is important if you want to feed your ego and be agent of the month. The bottom line is important if you want to live a really good life.
3. If you list, you last - The authors stress that agents should prospect for listings. This is extremely important. Listings are inventory, and as with any business, the person who controls the inventory is the person who will profit the most. The beauty of inventory in real estate is that you don't own it, so you don't pay the carrying costs, run the risk of loss or theft etc as you would in most other businesses that carry inventory. Without a listing inventory, you are vulnerable to the market. With a listing inventory, you are the market.
One area where caution is warranted is in the hiring of staff. The authors are decidedly pro-team, and that's fine, but too many agents add staff too quickly and kill their bottom line as a result. It's helpful to look at the profiles in the back of the book and determine how many transactions per year per person these top teams do. Unless you leverage your staff to do more transactions per person than you can do alone, you might be better off growing staff more slowly than quickly. Overall, this book is the best source of knowledge on how to structure a winning residential agency business that I've come across, and it is well worth the price of admission.

A Simple Model that will take you as far as you want to go!WOW!! This is the best ... investment you can make in yourself! I think this should be mandatory reading for every real estate agent. Gary and Dave have come together to bring systems to an industry that has not used them. By simply following the models in the book you can grow your business as much as you choose to. The basic disciplines teach you how to have balance in all areas of your life while running an incredibly successful, on purpose business. I know of no one else in the real estate arena that is as focused on getting their agents to the next level and this book takes you through those steps!
Kiyosaki Fans Take NoteRobert Kiyosaki introducted many people to the principles and theories of money, but he never provides a plan for the reader. Mr. Keller fills that void with the Millionaire Real Estate Agent by providing a precise, step by step plan on creating a true "B" enterprize. This is the "how to" book that Robert never got around to writing. Thanks for filling the gap!

Give yourself a gift by reading this book.Anyone building a real estate business would do themselves a great favor by picking up this book. I've used the models in the Millionaire Agent as a framework to coach my real estate clients to their next levels of success. In fact, my other business clients have also gained great benefits by applying the model of using solid models, as well. The authors boil down the real estate game into something simple and tangible, the 3 L's -- Leads, Listings, and Leverage. Many agents understand the leads and listings part of the equation. My clients tend to struggle with the 3rd part, leverage. Instead of building leverage, they find themselves battling with the 4th L -- Liability.
Ideally, leverage results when you have a clear system and good tools for getting the work done. Liability and struggle occurs when you don't. Leverage occurs when you find the right people to plug into your team. Liability occurs when your people cause you more work and headaches than they save you. The people problem generally rears its ugly head when you aren't clear about your standards for operating and how you'd like a team member to fit into your system. This often occurs when you hire from a position of "needing a warm body" or trying to help someone out by providing a job. Instead, it's necessary to take the time to research successful real estate models, implement a solid work system, and search for the right person(s) to plug into it. The result is a great big opportunity for you and your ideal employees.

The book shows the most efficient and effective ways to generate leads through both image/brand marketing and prospecting, as well as advice on staffing, budgeting and systematizing your business.
I started using the systems this book describes on my own before this book came out - I had to create, fine-tune and solve problems myself. This book has everything already refined, fine-tuned and solved for you. You just have to read it and do what it says you should do!
Wish this book had been around when I started my career.While there are plenty of books out there about personal success, they're more often helpful through motivation than methodology. Gary Keller's approach is more analytical. The elements of succeess are explored systematically, and clearly communicated in the book with plenty of helpful illustrations. I found the writing style very easy to read. Overall I'd say this book is probably one of the best of its kind. I'd recommend it highly to anyone in the real estate business, but it really has a broader application as well, to success in general and the way you approach life and its challenges. A good read.
UselessI am a rookie agent and found the material worthless, a complete waste of money and time. There is no real technique here. The book so repetitive its agonizing. The worst part is it really has nothing to do with real estate, I learned NOTHING about the real estate business reading this book. You could re title the book an infinite number of times and have the same content "The Millionaire Day Care Worker" for example. There is as much information about running a day care as there is real estate. Steer clear.
1 million in 24 months since reading the bookSince purchasing and reading the book, as a real estate agent that is only in the business for 4 years, I just passed the 1 million mark in commissions earned for our team during the past 24 months following and using the models and principals that are described in the book, The Millionaire Real Estate Agent, while having a balanced life. The Economic Model showed us the numbers to hit, the Lead Generation Model showed us how to get business and appointments, the Budget Model showed us how much to spend on the key areas and the Organizational Model is invaluable in assisting me in putting together my million making real estate agent team. This book got us thinking like a millionaire so that we could begin to earn a million. Our next step, using the book as our guide will be to earn a million in a 12 month period of time. I am starting to read the book for the 14th time and can't wait to find more nuggets that pop out each and every time that I read it. It is not all about the money, but it is nice to know that this book help you in that area as well as developing a life outside of real estate. I highly recommend this book.

A step by step guide to becoming a mega-agentThis book clearly details Gary Keller's study of the top real estate mega-agents in the US. Written in a style that is easy to read, understand and follow this book is actually a "how to manual" for achieving over $1 million dollars a year of NET income by selling residential real estate in any market. MREA reveals the basic model for generating leads and leveraging a team (staff) to achieve a production most real estate agents do not even realize is possible. Unlike most real estate trainers and speakers this book does try to sell any other products or services.

I don't know how these people who gave it a bad review came up with the comments they made. Some people are just negative. I have read this book six times and have become a student of it (like in Buffetology) and plan to continue reading it over and over. author dispels a whole host of myths. For instance, some people simply say that they cannot invest in real estate for whatever reason.

Don't Waste Your Money!If you want to read a book on how to spend a million dollars, without making a single dime, this is the book for you. Keller spends a great deal of time showing you how to blow money, but he offers you NO program for earning money. If you are new to selling real estate, you need to learn how to prospect for new business, qualify customers and clients, present to them, close the sale, service the customer and close the transaction. This book does not tell you how to do any of that. Amazon has much better books available to you: Ray Smith's "Master Blueprint for Real Estate Sales" or Dave Stone's "Training Manual for Real Estate Salespeople", both out of print, but available, are way better choices for you!
Simply the Best business Book for Real Estate AgentsWhere the majority of real estate instructional books are filled with anecdotes, stories and theories that have little to do with the day to day operations of a successful real estate business, this book is the opposite. Keller gives you a day by day roadmap for your success, no empty promises just a step by step of what you need to do to be successful. I would recommend this to any agent rookie, veteran or otherwise. This may be one of the best how-to business books on the market today.

Great planning start for me...This is a good way to plan your start in real estate. I decided to work on a marketing plan before even selecting a broker, to make sure I was on track to hit the ground running on promoting myself and generating my own leads right away. That's why this book is right up my alley. Full of best practices in real estate sales.
Now, I will soon have a complete lead generation roadmap for the next 12 months. And I can use it when interviewing with brokers to make sure they know where I'm coming from. I'll only be working with larger investment properties (not homeowners) so it'll be interesting to see how different (or similar) my conversion rates and other results will be from Keller's model for homebuyers. But, I'm confident I'll be getting a better start than 99% of new agents.

A must read! Changed my career!After the first 6 months in business (I've just finished my 3rd year), I decided to buy a number of Real Estate instructional books on how to sell Real Estate. I had a feeling this would be the best. I saved it for last. I read 4 other books over the holidays (about a 4 week period). The other books were good, but redundant and nothing that changed me. I started to read this book and immedietely knew that this book was different. It gave specific direction on what has worked for successful people. Not just successful people here and there, but the book took a scientific approach to identify common practices among groups of successful Realtors.
The result? I can't say that I do everything that the book says to do. I should! But, I have taken parts of the books and implemented those practices. The year after reading this book I made the top 20% in the market. The following year I made the top 15%. And this year is off the charts. I'm not sure where I will end up, but top 10 or better.
There is no substitute for hard work, but I would rather work hard the right way. Best of luck!

Sometimes you can't see the forest for the trees ...Sometimes you read a book and don't get it. I did that when I got into the business three years ago.
Now, I've been "muddling through" three years of business. Picked the book up again and it was like reading a how to save my career book. The direction, the explanations, the "we've been through this before" attitude is amazing.
Worth every penny.
DisappointedI was disappointed in this book. Though it is filled with geat information, I felt the majority was about how to hire an assistant. I know to be a highly successful agent you need staff, but I was hoping for a book that did more to explain what the 'normal' agent (who doesn't yet have assistants) could do to improve their business.
OK read, but not groundbreaking materialI'd say buy and read it, but don't expect amazing revelations. The premise is to hire more people to do the work for you. That wil free you to do grander things or dream them up. Keep 100% of what YOU earn or keep 50% of what 5 others can earn FOR you.
Great BookStill in the process of reading, but seems to be a great book thus far. I would recommend that anyone deciding or currently in the realestate business read this book. A BUST FOR MEMaybe it's because I've been in the real estate business for many years, but I frankly didn't find this book of any value to me. Perhaps it is best read by someone who is just joining the business for the first time.
Millionaire Real Estate AgentEvery real estate agent needs to read this book or forget about selling real estate and get a job working for someone else. Gary Keller the founder of Keller Williams Realty has gone to the trouble and expense to really find out what has to be done consistently to become very successful selling real estate in the Unites States full time. It all begins with lead generation. I can't tell you how many agents I personally know that don't understand the concept. The model is leads, listings and leverage; its that simple; the basics are very important. I worked at Keller Williams and really beleive in the company because it is the future of the business. If you are not going to be super successful lead generating then you should not even bother earning your real estate license.I could teach anyone even a nonsales person with no personality how to be successful in real estate; its more then attitude; its a hell of allot of work. I would only hire someone in my office that has read, understands and is able to apply these concepts.
Practical MaterialThe authors were clever in writing this book. They combed through proven systems to come up with the necessary material for this book minus the interactivity you enjoy in a software program. It also felt like an economics book. About midway, I had to stomach through the rest of the book only because I knew the author's recommendations were derived from current systems that I had used or is currently using. So it felt a little redundant to me. Make no mistake the content of this book is highly informative yet minutely archaic in terms of instruction. Although the content may not fit everyone's way of doing business, however it should appropriately fit the novice practitioner.
I really had to find a way to kick start myself to read the second half of the book only due to the fact that when I start something, whether a book or project etc.. I like to finish. I found a little success in reading the second half although I did find myself foraging through to find some useful anecdotes which lead me to reflect some. The authors of the book used the title of the book as a constant affirmation motto throughout. One important objective this book accomplished I would say is empowering folks in having a no nonsense approach to running a business.
Excellent Book About Becoming a Real Estate AgentThis book is fabulous for anyone that is thinking about becoming a Real Estate Agent. Written by a millionaire Real Estate Agent, the author researched a lot of very successful Agents and distilled the formula for success. This book is a detailed plan on how to become a Millionaire as a Real Estate Agent from someone that not only successfully applied all this knowledge to himself but complemented it by studying other people that are also high achievers. This book is fascinating to read, entertaining, full of decades of experience. You don't have to re-invent the wheel, all you have to do is follow the clearly and easily detailed road map to millionaire. I am doing it and it is working.

A rare find-- we are happy to recommend, Elizabeth and Jameson ThottamThis is a great book for Real Estate investing. Myself and my husband, Jameson Thottam (he used to work with Real Estate firms such as The Loan Page, Homestore and IndyMac Bank), have been dabbling in residential real estate and we found this book VERY helpful in terms of teaching the core secrets (i.e., valuation, SEC II stat techniques, tax implications and flippying and insider trading tips of how to find/negotiate the best properties).
We have used this book in examining multiple properties and can't recommend it enough. Trust us, Elizabeth and Jameson Thottam....we've been in the business for the last two years now and love this book.

Excellent book, I recommend this to every new agent I work with. Need a plan to get started right, Gary is the man with the plan!
You've Got To Be Open To A Unique PerspectiveThis is the best book on the market on how to organize and run a real estate agent business. Its principles are applicable whether you are a brand new agent, or have years of experience. That said, if you are looking for a book to explain listings per se, or working with buyers per se, then this might not be the right book for you -- this book looks at being an agent from a much broader (and more important in my opinion) perspective than that. If you are smart (if you "get it") then you will realize that the things taught in this book are far more important to your ultimate success than any book you might read on how to take a listing. Buy this book, read it ten times, and when you think you understand it read it ten more times! Its message is that important! Few understand this.

Great Marketing ideasThis has great marketing ideas on how to show your listings throughout your particular niche, whether it be condos, waterfront, land, commercial, etc. For instance, setting yourself as an expert in your community with the local press about a specific niche will help you in free advertising. This is a superb book covering good ground for any real estate agent or even real estate investor.

WOW! What a book!This book is the most complete "how to" book not just on real estate sales but regarding sales in general. If you have a business, you NEED this book! A great guide for success in any business!I'm not in the real estate business, but the concepts and success techniques Gary covers are applicable to anyone wanting to get more from their life.
From the Preface and Introduction to the Six MythUnderstandings, The Millionaire.... sets the foundation for setting your sights higher and asking for more. The models for building a successful real estate business are straight forward, and can be easily translated to other industries.
I also enjoyed the closing 'snapshots' of agents who have achieved success in a very competitive environment.

Not totally worthless2.5 stars. First off, this book is directed at someone who runs a real estate business, not someone looking to start out in real estate. There were a few glimmers of insight but not much else. If you can pick up a copy for a dollar or two, it's worth looking through, but don't pay more than that.

It's a wonderful book and I just decided I am going to read it again.
It's tough out there for a lot of people and being in real estate sales is certainly a bit challenging.

Excellent Credible and Factual InformationGreat book with credible and factual information. I have been in real estate for approximately 8 years now and have to say that this book has something for anyone interested in real estate. Whether you are new to real estate or have 20+ years experience I think that there are many great "nuggets" of information that can assist you on your journey through real estate.

Back to BasicsI found this book to be excellent. It has a way of breaking down your contacts into succinct groups and teaches you a no fail tracking system. In addition it teaches you the 1, 2, 3's of budgeting. It's an easy read with a great follow up system. I would highly recommend it for a real estate agent of any tenure. It takes you back to the basics!

The Profiles of Millionaire Agents are pricelessGary Keller's book is well organized and includes a lot of information. Most of the concepts about how to be a successful agent are not rocket science, but put in a cohesive easy-to-follow guide.
What I liked best about the book was the profiles of various agents who are earning huge numbers each year. That alone is worth the price of the book.
The other great part of this book is the introduction of building a team to get to the next level of success.

Great Overall Look at the IndustryGary Keller's book is a great introduction to the industry. It is helpful, not only from an agent's perspecitve, but also from a consumer one as well. Real estate is certainly a complex subject and it is certainly important to understand the workings of the industry especially if you are an investor making many real estate transactions. For teh agent, it provides a proven real estate model in which to set up your business.
The book takes the overall view, looking not at too many specifics or specific situations, but more of the overall picture on how to create your business plan from day one.
Get Ideals in Unexpected SourcesFrom the first page, all the way through, I related to this book, and have profitted, during my reading this book.
"The Millionaire Real Estate Agent," is a great follow up to "The Art of Selling to The Affluent" by Matt Oechsli, because they are both thorough, entertaining, fun, focused upon the reader embodying a millionate mind set, and they both are written in a style that makes you, the reader, feel as though the author is having a face-to-face with you, as questions and "light bulb moments," arise.
Also, having read "The Millionaire Next Door," Stanley, and "Think and Grow Rich," by Napoleon Hill, it's great that Gary Keller has taken the step-by-step approach to guiding readers to acquire the millionaire mind set.
Charts in Keller's book are also so easy to follow, and worth adapting into your office Operations Manual, as a guide to keep you on course, towards your $1,000,000 net income goal.
The only challenge that I had in reading this book was asking myself, "If real estate agents do listings to be successful, what does listings equate to, in my business? Am I already doing the equivalent? If so, how do I quantify this into expected revenues?"
Usually, I like to power read through non-fiction books, while I take copious notes. And I like to reread great non-fictions, until there is nothing left for me to gain from them. But, "The Millionaire Real Estate Agent," was different.
There is so much to learn from this book, about being in, and growing your busines, that I wanted to savor ever "ah ha" moment. And there were many of those moments for me, in this book. This is definitely a book that I will reread, again, because by creating the systems in this book, I will be ready to go to the next business level.
I recommend this book to anyone who is in, or plans to be in business. This is also great for those who are in leadership positions, working for someone else.
