On a sleepless late night I heard Dean on an infomerical promoting his book . He was impressive with his argument that this book specifically caters to the small window of opportunity that has arisen after the real estate and subprime meltdown. I have no doubt that Dean is a success story , a schooldrop out who became a millionaire by using real estates.

However I purchased ( actually pre-ordered) the book with a hope that he will have 'replicate'able real techniques (not hype and fluff) for real estate success.

Alas, a mega disappointment. The book can be broadly divided into three lifeless sections.

1. Motivational stuff
2. Basics of Real estate
3. Some sprinkling of Professional information

MOTIVATIONAL STUFF: This is the most annoying part of the book. If i want a motivational book, I wil buy one, not this book where I want specific ways to play this real estate market. Not convinced, here is a snippet

Chapter 8: Removing your Mental blocks to success (page 98 -113)

Page fillers with some 'real life'story.. Can Dean explain how these motivational rhetoric help me make money?

BASICS OF REAL ESTATE:
Although irritating, I can live with this section since it gives some basics that probably anyone with simple reading habit would have known. These are another set of page fillers sprinkled with motivational stories

Chapter6: Getting started
Subtitles: Finding property to buy
Analyzing the property
Negotiating a price
Getting the money to pay the price
Selling the property

Titles are good,but if you are not aware of this basic level of information(provided), and you are motivated to act based
on this book, your chances of making a millionaire is better in a lotto!

PROFESSIONAL INFORMATION:
Chapters 16 - 18. This covers stuff like tax liens, preforeclosure, REO's etc. again it focuses on academic information and not something on which you can act upon( advices users to go to courthouse and no mention about realtytrac).I can accept this sections having some relevance to the title of the book

Spend some time with your kids , watch a movie or take a nap than wasting your valuable time on this book.

As a couple other reviewers said, this is mostly a motivational book. There's certainly nothing wrong with that. But one is reminded of a famous real estate guru who led us down a similar path and got into quite a bit of legal trouble. Little of what he said was true. Yet he sold a multitude of books. So, buyer beware.

Here are a few things you'll see:

"Instead of looking for properties to buy, fix, and quickly sell (flip) for a profit, I look for foreclosures and distressed properties that I can buy for a major discount, rent to pay expenses, and sell when the market goes back up. For example, a few weeks before I wrote this, I purchased a two-family home in foreclosure for less than $60,000. I immediately refinanced the property for $192,000 and walked away with a check for well over $100,000 after all expenses were paid, and I still owned the property! Now I can rent this property to cover the mortgage and when the home market takes off again (and it will eventually), I'll be able to sell it for a profit or hold it through the next up cycle."

OK, so what's wrong with that? Well, on the surface, nothing. But I have a number of clients in this business who did just this. They're now in bankruptcy. And the current market "does" matter, no matter what the author would have us believe.

There's no harm in reading a book like this. But be very careful in taking advice from this author, or any author. You can lose everything you have in real estate --- especially in today's market.

Buy and refinance? At a time when home prices are plunging, with a recession on our doorstep and inflation in the wings? With monetary policy so out of control that banks aren't even lending to each other anymore?

Using real estate as ATMs is in great part what has brought on the 'credit crunch'. Advising people to do the same old thing that got us into this mess is just plain irresponsible. Advising people to do it in order to become "Real Estate Millionaires" in the face of the disasterous economic woes ahead is almost criminal.

Foreclosures in California alone are up 425% from last year because of the kind of thinking this book advocates. That's not a typo - 425% percent from a year ago, and that is just the bare beginning of the avalanche.

Read the economic news, not get-rich-quick snakeoil salesmen.

I'm a real estate investor and as an investor, you want as much information as you can get. You want to read books so you can be on your game. However, instead of information on how to conduct million dollar deals, financing, and other pertinent items on how to be a "real estate millionaire", I got something entirely different from this book.

PROS:
First, there are fundamental pieces of information in this book that is important. For instance, due diligence, that's a necessity.

CONS:
But the book itself doesn't offer anything specific. What I mean is, this is more of a book on how to have the proper attitude and the proper mindset. It isn't a step by step manual on how to conduct real estate deals you want in the high end market. If you are looking for a how to book, this is the wrong book for you. If you want to "feel" good and "think" rich, then this would tickle your curiosity.

ALTERNATIVES:
There are solid books that are less motivational and more actionable. Here are some starting suggestions:

Ay, once again, the "real estate gurus" come to us with another motivational book with little subtsance. I don't need motivation to invest in real estate, I need knowledge and skills and this book is like so many out there. I don't want to feel good about investing in real estate after I read a book. I want to learn thigs I didn't know before and learn things others won't know. That is how you become a great investor.

That said, if you want to feel good about real estate investing, you might want to read this book. If you want to learn several ways to make money from the real estate bubble (including the stock market) and learn how bad the bubble really is, you should check out Cashing in on the Real Estate Bubble I have already made a huge killing in the stock market by reading it.

I saw a TV ad on this book and ordered it along with all the other items that I let them talk me into because it was a "special deal" since I was new.
As a real estate agent, I am looking for new ideas on a regular basis with plans to start flipping homes.
I should have done my homework on Dean Graziousis as when it was all said and done, I found the book to be mostly hype and a whole lot of bragging on Dean Graziosis and what a wonderful person he is. I really cannot tell you much more about the book other than he "walks on water" in his own mind.
I did plan on keeping the book but I attempted to return some of the products and I have never been treated so rudely in my life!! It took 50 to 60 phone calls and the best I ever received was you have called the wrong department and when I finally reached the right one, all I received was being HUNG UP ON!
Now I am a mature adult and run my own business and I have never hung up on a customer, ever! I just cannot imagine a person who claims to care so much about people, being so shielded by hundreds of different call answering companies, most of who have no clue what you are talking about. I was supposed to get a web page with the order, was supposed to be able to cancel the "Foreclosure Alert" program, etc. I was charged repeatedly as there was no way to get through to anyone who knew anything.
All I can say is there are a lot of honest, experienced writers out there but if you want really good advise "stay away from Dean Graziousi's and anything he has to offer, especially his good deals!

I bought Dean Graziosi's Be A Real Estate Millionaire book off of his infomercial. I paid a little more than they are selling it for here, but I am very satisfied with my purchase. I have read a significant number of real estate books and they never gave me the confidence to actually start investing. This book has done that for me. It gives clear concise information on how to understand real estate cycles, use that to your advantage and make money in any market. It's obvious the market is down right now, yet this opened my eyes to realize that now may be the best time ever to get involved. I am not only inspired I am actually working on getting my first deal. I believe in this book and what Dean teaches.

I was pleasantly surprised with the comprehensiveness of Dean's book. In particular, Dean has made being a real estate millionaire easy. I was amazed to discover that he shared ALL of his real estate secrets in one book. No matter whether the market is going up, down or sideways, Dean has given away his proven formula for having the knowledge needed for anyone to make a wise and profitable investment in real estate. My own copy of Dean's book is now dog-eared, highlighted and it has sticky notes all over it. Dean has been making a fortune in real estate for years. Now he has opened up his vault of wisdom and revealed everything he knows in Be a Real Estate Millionaire. He is the absolute best person to learn from! I was disappointed with this book. Dean may have been an excellent real estate investor, but no secrets were really revealed in this book. Two third of the book was all about motivation as to why you should get into real estate investment...And as for me I was looking for methods to invest wisely...The How To...and I did not get it in this book. The real life examples described in the book were common and did not show real secrets to invest in real estate with no credit or money.

Dean Graziosi teaches people how to buy, sell, rent and flip real estate properties in a manner that is win-win for all parties involved - homeowners and real estate investors alike. It's a refreshing look at how anyone can profit within their local market while also helping strapped homeowners out of their predicaments.

Appearantly, a lot of people are listening. "Be A Real Estate Millionaire" is already hitting the top spots at Amazon.com. If Dean looks familiar to you, it's likely you've seen him on television where he's appeared time and again for the past 5 to 7 years. Google "freeiq graziosi" to find and view his latest TV interview. Dean also authored, Totally Fulfilled: More Money, More Freedom, More Smiles, Less Stress.

This time, Dean has hit a grand-slam because the timing of his book and the skyrocketing home foreclosure rate have all converged in what might be considered the perfect storm. While many people are running for their umbrella others are running for this book. People are wanting to know how they can learn some of the same strategies Dean has taught for over 20 years to novice real estate investors all across the United States.

BOOK REVIEW: Be A Real Estate Millionaire by Dean Graziosi

PART 1 Making a Fortune In Real Estate
Ok, raise your hand if you don't like that title. In this part (6 Chapters total) Dean demystifies the process of how the real estate market works from an investing point of view. You'll leaving this section some 80 pages later knowing exactly what you need to get started investing. His emphasis on identifying and learning about your local market is written clearly, with examples and stories to illustrate.

PART 2: Building a Foundation for Success
Even though you may understand the real estate market, your knowledge is useless if personal mental blocks delay you in taking action. Dean helps his readers (and students) move past these hurdles by sharing stories that are as real as if you were standing there when it happened. He starts with getting your finances in order and closes this section by laying out precisely how to make your goals a reality.

PART 3: Creating Real Estate Wealth
In this final section, Dean Graziosi's book, "Be A Real Estate Millionaire" combines everything you've learned in the first two sections with his win-win real estate strategy. At its core is the principle that if you understand the cycles of real estate, you can apply the perfect strategy to reap maximum profits in any real estate market.

Caveat... Things are never as easy as they might seem and real estate in no exception. My own experience in buying and selling real estate has revealed this to me. Don't expect to read this book once through, buy a foreclosure or investment property the next day and then, add real estate millionaire to your business card the following week. Read "Be A Real Estate Millionaire" several times with a highlighter in hand, sign up for Dean's free foreclosure newsletter, free foreclosure starter kits, support groups, coaching programs, automated foreclosure finders program and additional training.

If you are new to real estate this will be a "5-star" book - a "must have" on your real estate bookshelf. If you are a real estate agent looking to buy and sell real estate yourself or work with investment real estate clients, this book again will likely be a "5-star" choice. However, for me personally, two-thirds of the book was like a refresher course and thus I've rated it "4-stars" in my review. Rest assured, that even if you're an old pro at real estate investing that final one-third of Dean's book is worth every penny and what comes AFTER the book is worth millions.

This book is not the best book ever written about real estate. More or less it is an advertisement for his real estate course. He does offer a little incite into real estate, but not enough to start investing.

I saw a review below saying it is just motivational garbage and felt compelled to reply with my take. I think that reviewer either has a personal issue with the author, or he is a real estate investing expert to begin with who is either mad the information is being revealed, or he didn't find much info he hadn't learned already in his days of investing.

Well, I am a complete novice, someone who knew nothing. The book takes you step by step through the process. Believe it or not, investing is suppose to be a robotic kind of process, where you disassociate emotion from your decisions. Easier said than done!!!

Wait until you have a quarter million dollars or more on the line and see how unemotional you can be! Some of the book is motivational, but it must be, so you can deal with that facet of the investing process. If you are scared or lazy, which most new investors will be, you need that encouragement or you will sit on your hands. I know if it was just a boring outline of the process like the one reviewer seems to want, I would not be practicing anything in the book, maybe not even finish it.

The book is simply more or less like having a expert walking you through the process personally trying to mold you into a successful investor. It is a must have for me, as a novice, and probably is for anyone else who is new to the game.

I bought Dean's first real estate program Think a Little Different about two years ago. My first deal I assigned to another investor and made over $10,000 cash. Since then I have purchased 3 houses and currently cash flow in a market where most are losing money. I have over $150,000 in equity and own three properties right by San Diego State that are always rented to students. Real estate is the best thing I could have ever found and I couldn't have done it with out the stuff I learned in Dean's program. I am actually on one of Dean's infomercials as a testimonial. It is pretty cool. I am a full time investor now and I am only 24 years old and still finishing up college. I never thought this is what I would be doing but now I could never imagine doing anything but real estate.

I have read two books recently, the first one was 'Slash' by the famed Guns N' Roses guitarist and this book by Dean Graziosi, real estate mogul, telling me that I, too, can make millions in real estate. After reading both I have come to this conclusion............I'm joining a rock band!!!

Giving this just a book review does not feel like enough justification. Yes, 5 stars is a great thing, but it goes beyond being just another outstanding book. I have been working with Dean's techniques for some time now and they are second to none; this book is no exception. While some books are a good read, this book is a road map for success in real-estate investing, period! I am a single-elementary school-teacher in Denver with little money and no prior experience in real-estate investing. The information I gleaned from this book gave me the confidence and capability to start investing. Despite the fact most of my family told me I was nuts, I made just over $20,000 on my first deal! That's real money that I deposited into my bank account! Even better, I only spent around a total of 19 hours on the entire deal. Today, I am working on my 5th deal. I truly love being a real-estate investor for the freedom and security it has given me. I am a real person with a real success story. The words contained in this post are true and have been fully documented. Buy this book, take action with what Dean teaches, and your life will change forever... Thank you Dean:-)

Dean Graziosi seems to be the only legitimate real estate guru out there today. All the others want to sell you their book, or initial information cheaply, then all they want to do is keep up-selling you more and more junk for hundreds or even thousands of dollars, from seminars, to home study programs to weekend-long "boot-camps!" Dean is different. I bought his "Think A Little Different" course off a TV info-mercial last week BEFORE I even bought his book. The book is great to get you started. He even says right in the book that you are welcome to continue your education with his courses, etc..., but he also tells you that the book is all you need to get started! The book steps you through your first real estate transaction and lays the foundation for a successful real estate investing career. I have tried Carleton Sheets and Ron Legrand with no success at all, but Dean Graziosi is the REAL DEAL!

Dean Graziosi, of info-mercial fame, has come out with a new book "Be A Real Estate Millionaire", which seems to be a real estate best-seller. While lots of folks recognize Dean from his many TV spots over the years, I wonder how many realize that not only does he have a wealth of information to share regarding real estate investing, but he also has the ability to inspire people to take action and change their lives for the better.

A true example of the American Dream, Dean rose from humble beginnings. Without any extraordinary education or social advantages, he was able to pull himself up by the boot straps and become a real estate millionaire in his 20's. Through trial and error, and a willingness to take risks, Dean became a multi-millionaire in his 30s. But that wasn't enough for Mr. Graziosi, oh no...., he decided to share his techniques and methods with the rest of us so we could have a shot at that American Dream too. How wonderful is that?! You know, whether you watch him on TV, or read his books, you can just tell he is a really, really nice guy.

"Be A Real Estate Millionaire" is a fun, easy read - not some dry, put you to sleep, treatise on real estate theory. It is written in an easy to understand style and is full of examples. Basically, you can curl up with it, and enjoy. Before you know it, you will have absorbed tons of practical advice concerning real estate investing, renting, flipping houses, and taking advantages of foreclosures. Dean explains how to build a personal real estate fortune by getting out of your comfort zone and taking action. He tells you how to get rich using the bank's money - not your own. Also, Dean explains how to read the market and know when to buy or sell. He even teaches how you can help a person facing foreclosure, so it turns out to be a win-win situation for both of you. Talk about Good Karma!

In closing, "Be A Real Estate Millionaire" is a great book for anyone wishing to learn more about starting their own business in real estate. Even if you don't pursue real estate, the book has value as a wonderful, feel good, motivational read. The stories from Dean's life, and from people who have used his techniques, paint a picture on how to get off your duff, set goals, get your ducks in a row, and make things happen. It will inspire and motivate you to stop being afraid and pursue your dream. After reading "Be A Real Estate Millionaire", you'll be saying " Stop the world... I want to get on!!!"

I bought Dean's first book Totally Fulfilled and loved it...I honestly bought Be A Real Estate Millionaire thinking I would just support an author I am very thankful to, not thinking I would ever be able to invest in real estate. Boy was I wrong!!!!! This book lays out steps that I know I can follow. Inspiration and knowledge all wrapped in one for sure. Sorry to overuse the words but I love this book!!!!

It helps me to learn something I have never heard of before about real estate. Although investing in real estate can make money, I wish the author had addressed the taxes and closing costs associated with real estate transactions. I would imagine a lot of the real-life stories might not look as rosy as the author claimed.

This guy is making more money selling the book and his course, and is deluded by his own self-agrandizement. If you want to read some real solid advice, read any of Donald Trump's books. Who hasn't heard of Donald Trump? And who is this Dean Graziozi? What a crock!

No I am not a profession "reviewer" as one very negative person on this site likes to portray himself. I am an average guy who got this book and it is changing my life. I am completely blown away that anyone in there right mind (who actually read this book) can say anything but positive things about it. I have read dozens of other real estate books, heck I have even taking expensive real estate coaching classes and I've been an active real estate investor for several year. To date, I have gotten the most from this book. It is a simple read that gives the tools to know the market you are in and use the right strategy to profit from it. My gut is that lazy people read this book and expect so miraculous hidden secret that they can work on for 5 minutes an make a million dollars. Those are unrealistic expectations. If that is what you expect when you read this book then forget it. But for me at least it made things so clear and gave me the inspiration and the action steps to get started. If you are afraid of actually working and putting strategies you learn in to play, then skip buying this book. But if you want to learn actual steps that can make you money and are ready to apply them. Then don't pass on this book.

This book is Fabulous!
I don't know the author personally, I am not a "competitor" to him, I have no agenda.
I have nothing to gain by saying this...But this is one of the best real estate/goal achievement books I've read. And I've read many!
If you don't like it get your money back. Don't trash the guy!

I bought this book back in October of 2007 right after it came out. I quickly realized like everyone that it is a motivational book. It is severly lacking in the mechanics of how to identify foreclosure opportunities and purchase them at a price that turns a profit.

It is one year later and we are in a full on credit crisis and most of the banks have changed their lending rules making it infinitly riskier, and for those who have not done it before, near impossible to get started investing in foreclosures.

This book was pretty useless a year ago, but now it is totally irrelevant.

Dean tells it straight without the hype that some real estate guru's use to give you false hope about achieving easy money. Dean tells you in easy to follow steps what you need to do to be successful. Follow his steps to reach your goals to be successful in real estate. If you don't you won't!

Also, he just did a conference call on taking advantage if the current Real Estate market with more good advice on Jan. 22, 2008

This book teaches in an easy to understand fashion that is rare to find. Dean practices what he teaches every day and it shows. The part about how to use these tactics in any type of market makes tons of sense and I can't wait to start putting it all into practice.

If you want to really Be A Real Estate Millionaire you need to read this book right away.

I am exactly the person that the author talks about in the book. I have read pretty much every self help and real estate book on the market but I never take action. I am filled with knowledge and lacking the spine to risk anything and go for it. I have to say the middle part of this book made me really take a deep look at myself and look at ways to finally do something. I am not sure I will be a real estate millionaire, but I do know that this is the first book that actually has me ready to go out and start looking for deals. If this book taught you one thing about real estate you didn't know or got you off your behind like it did me then the price is insignificant. Value is what you get from something not the price and the value I received was well worth the $16.47.

Wow!! I wish this had been my first Real Estate book, not only does it give you down to earth useful advice, but it motivates you to get started...NOW! Ive read several real estate books and most of them bog you down with information you will never use, or simply dont understand. Mr Graziosi's book is easy to read and follow. I especially love how many real estate terms are easily defined. Truly a great book to start your real estate career with.

I am glad to see that most of the reviews are positive. This book deserves them. If I would of had this book before I bought my last two homes I would have done so much better. This book teaches you in the very first section how to understand the real estate market in your area with 10 different determining factors. That is worth its weight in gold to me. I may never be a real estate investor but I know for sure I will use this book for the rest when buying and selling my own home. This is a well written book that can save you a fortune on your own home. Congratulations Dean.

What can I say? There is a lot of interesting (and true -- even helpful) motivational advice, which is okay. The real estate stuff is very basic. Considering all of the really good real estate books on the market, I'm just not sure if there's a need for this one.

Was just thinking how great a stocking stuffer this book would be for entrepreneurs. With the holidays fast approaching, I'm starting to compile my shopping list. Books have always been my favorite stocking stuffer. Much better than the mindless toys and trinkets most people give.

This book is marketed on the Paid TV Network: CNBC Paid Informercial. The This Book is a GOOF! Author "Dean" looks and acts like he is 16 years old...and I don't think "Dean" is "his" real name. If you listen....he is really a she! Typical Bogus Rags-to-Riches book. do not waste your money. If you a chronic QVC or Shopping Network addict you will probably buy this book.

If you have any knowledge in real estate especially if you are a licensed agent, then I would not recommend buying this book. See if you can check it out in your local library, I wish I had. I am just glad that I purchased it on Amazon.com and not from the T.V. infomercial. 95% of the topics in the book I had knowledge of so I was disappointed with Dean's misrepresentation of even licensed real estate agent's can benefit.
